Find Out What Your Vacation Home Should Be Earning

Common Questions

Questions Owners Usually Ask Before Requesting Their Report

Straight answers, before you ever have to pick up the phone.

Yes. The Booking Maximizer Report isn't a switching commitment, it's information. Most of the owners we work with request it while still under contract elsewhere, simply to see whether their current numbers are actually competitive. What you do with that information, including whether or when to switch, is entirely up to you and your existing agreement.

Property management fees in the Orlando/Disney corridor typically run 15 to 25 percent of gross booking revenue, and our pricing sits within that same range. We don't quote a number publicly because it depends on your specific property, but the Booking Maximizer Report itself is always free with no strings attached, so you can see the revenue side of the picture before any pricing conversation happens.

Not necessarily, but it's worth checking before you go further. Short-term rentals are generally permitted at the county level in both Osceola and Orange County, but individual HOAs can and do have their own restrictions, something many out-of-state owners aren't aware of until it becomes a problem. If you're not sure of your HOA's current stance, we can help you figure out what to check.

This is who we work with most. A large share of our owners are out-of-state or international, and the entire point of full management is that you shouldn't need to be local to have a well-run, well-priced property. Your report and any follow-up conversation happen by video and phone, on your schedule.

Your report is built using real market data (AirDNA and PriceLabs), compared against comparable listings in your specific community. The 83%/17% figure referenced elsewhere on this page is an illustrative, rounded market concentration statistic, not an exact platform-issued number, and we're not affiliated with or endorsed by Airbnb, AirDNA, or PriceLabs. Your individual report shows your property's actual numbers, not a generalized market claim.

Reports are delivered within 48 hours as a personal video walkthrough of your specific data, not an automated PDF. After that, it's completely your call whether to book a follow-up call to talk through what we found. There's no auto-enrollment into anything and no pressure to book.

Booking performance does drop off the further a property sits from the Disney/Universal corridor, so we're most effective for homes within about an hour of that area. If yours is further out, we'll still review your request, just know it may be a lower priority for a fast turnaround compared to properties inside the core corridor.

Fair question. We're not the biggest name in Orlando, and we're not trying to be. Trey has personally managed vacation homes in this market for 27 years and has built two separate portfolios of 400+ homes each. Most owners who switch to us are coming from exactly that kind of national brand experience, tired of being passed between reps who don't know their property.
